Please review these terms before using our online services. Specific real estate transactions, auction participation, and professional services may be subject to additional agreements.

Website Information and Use

Our website provides information about real estate services, properties, auctions, and related services. You may use the website for lawful personal or business inquiries.

You agree to provide accurate information when submitting a form or requesting assistance. Do not impersonate another person, submit someone else’s contact information without authorization, interfere with website operation, or attempt to access restricted systems.

Real Estate Information and Professional Services

Property descriptions, photographs, measurements, pricing, availability, auction schedules, and other information may change. Information supplied by property owners, listing services, public records, or other sources may contain errors or omissions. Verify material details with the appropriate agent, auctioneer, records office, or qualified professional before making a decision.

Submitting an inquiry, scheduling a consultation, or exchanging text messages does not by itself establish an agency relationship, authorize representation, or create a binding purchase, listing, or auction agreement. Those matters are governed by applicable law and the relevant agreements.

Website content is general information and does not replace legal, tax, lending, inspection, or other professional advice.

Auction Participation and Transaction Terms

Each auction may have separate registration requirements and terms addressing bidding, deposits, buyer’s premiums, payment, inspections, pickup, shipping, closing, and other obligations. Review the terms for the particular auction before registering or bidding.

These website terms do not replace the applicable auction terms, bidding-platform agreement, purchase contract, or signed service agreement.

Text messages and emails are supplemental communications. A delayed or missing reminder does not extend a bidding deadline, payment deadline, pickup window, or contractual obligation. Consult the official auction listing, bidding platform, and transaction documents for controlling information.

Third-Party Websites and Services

Our website may link to property-search tools, bidding platforms, scheduling services, and other third-party services. Those providers maintain their own terms and privacy practices.

Review the applicable provider’s policies before creating an account, submitting personal information, or completing a transaction. Collins & Co. does not control the availability or operation of independently operated websites.

Website Content

Website materials may belong to Collins & Co., participating listing brokers, photographers, licensors, or other rights holders. Viewing a listing does not grant permission to republish its photographs, descriptions, or other protected materials. Obtain permission from the appropriate rights holder before reproducing content beyond uses permitted by law.

SMS and MMS Messaging Terms

Program Name and Message Types

The Collins & Co. Real Estate & Auction Messaging Program provides text communications related to the services and message categories you request.

Depending on your selections and relationship with us, messages may include:

• Responses to real estate or auction-service inquiries.
• Consultation, showing, and appointment confirmations or reminders.
• Updates concerning your active listing, purchase, sale, or auction-service engagement.
• Customer support and applicable transaction, pickup, or settlement reminders.
• With separate marketing consent, property opportunities, real estate service promotions, new-auction announcements, and auction-event or bidding reminders.

We send messages only within the scope of the permission you provide. Selecting service-related messages does not enroll you in marketing texts.

Enrollment and Consent

You may enroll through a Collins & Co. form that presents SMS consent choices or another supported method that clearly explains the messaging program and records your permission.

Where a form offers both service-related and marketing texts, those choices are separate and optional. You may select either category, both categories, or neither.

By affirmatively selecting a category and submitting your number, you authorize Collins & Co. to send texts in that category to the number provided, including messages sent using automated technology.

Consent to text messaging is not a condition of purchasing property, placing a bid, obtaining services, or submitting an inquiry. Providing a phone number, accepting website terms, or registering with an outside bidding platform does not by itself enroll you in Collins & Co. marketing texts.

You confirm that you are the subscriber or customary user of the number provided and are authorized to receive messages at that number.

Frequency and Charges

Message frequency varies according to your selected categories, inquiries, appointments, transactions, and auction activity.

Message and data rates may apply. Your wireless provider determines any charges associated with sending or receiving messages. Contact your provider with questions about your plan.

Stopping Messages

To unsubscribe, reply STOP to the number that sent the message. You may receive one final confirmation acknowledging your request, after which further program messages will stop unless you subsequently provide renewed consent.

You may also request that texts stop by contacting us using the support details below. We honor other clear requests to withdraw messaging consent.

To resume messages, contact us or complete the applicable opt-in process again. We may need an additional confirmation before messaging resumes.
