It’s been a busy start to 2026, and if there is one thing I’ve learned from my years as both an auctioneer and a realtor, it’s that the market never stands still. Whether you’re looking at a single-family home in Elizabethton or a development tract in Johnson City, understanding the data is the key to making a smart move.
Based on the latest reports from the Northeast Tennessee Association of Realtors (NETAR), we are seeing some fascinating shifts as we move out of the winter months.
The Big Picture: Inventory is Climbing
The most significant headline from the January 2026 data is the surge in inventory. We currently have 2,273 homes for sale across the region—a 14.7% increase compared to this time last year. For buyers, this means more choices; for sellers, it means your property needs to stand out.
We are also seeing 795 new listings hit the market, an 18% jump from last year. Despite more options, Closed Sales are actually up 2.4% (508 total), proving that demand in the Tri-Cities remains resilient even as the landscape changes.
Spotlight on Carter County and Johnson City
Looking back at our regional performance, Johnson City continues to be a high-volume hub with 61 sales in the most recent February cycle. Meanwhile, Elizabethton remains a steady and attractive market with 20 sales and a median price point of $251,000.
While some areas saw price corrections, Elizabethton has held remarkably firm, showing only a negligible -0.7% change in median price year-over-year. This stability is exactly why so many investors and families keep their eyes on Carter County.
What This Means for You!
The "Days on Market" has climbed to 94 days, up from 77 last year. Properties are sitting a bit longer, which is where the Auction Advantage comes in. In a market where inventory is rising and traditional listings are taking longer to move, the transparency and "time-certain" nature of an auction can be a seller's best friend.
